Tucson Real Estate - Always be Ready for a Home Inspection

Tucson home owners are fortunate to have many days of wonderful sun throughout the entire year. Unfortunately, that same sun can be tough on the envelope of your home.
When getting a Tucson Home Inspection it is important the inspector takes a good hard look at the roof, siding, windows, and doors to check for problems that often develop when heat and moisture work together to damage these areas.
The American Society of Home Inspectors (ASHI) have established standards for these and other conditions of your home to help protect buyers and sellers from potentially unsafe and unprofitable situations that can develop. I am an ASHI certified and Arizona licensed home inspector with a lot of experience inspecting many types of Tucson Real Estate. You can look for short articles from me posted here on a regular basis with some helpful hints to protect your home.
The first hint that I want to offer is for Tucson home-owners who have a flat roof. This is a popular style here in the Southwest and while it is attractive and affordable, a flat roof can sustain damage to the underlayment when it is exposed to sun and water because of a void in the coating, usually but not always, around roof penetrations. It is a good idea to check the condition of your roof coating at least once a year to determine if some re-sealing of the roof penetrations is required. You can probably plan on re-coating about every three years, or so. Most roofing companies will check the condition of your roof and give you a free estimate of the cost for re-coating.
